Checkout at ten. Check-in at four. We clean inside that window.

Short-term rental turnovers, move-outs, recurring house cleaning and post-construction work across Orange County, Florida.

Every rate is published below. The price is set before we start — from a walkthrough, or from photos of the actual rooms — and it is the same number that lands on the invoice. Nothing is added at the door.

Rates

What the work costs, written out.

ServiceWhat it coversPrice
Rental turnover Full reset between guests: beds stripped and remade, bathrooms, kitchen, floors, trash out, restock check. Linens included — we take them, wash them and bring them back. $78 studio / 1BR
$96 2BR
$124 3BR
Same-day turnover Called in with less than four hours of notice. It means pulling someone off a route that was already tight, so it carries a surcharge. +$25
Move-out / move-in Empty unit. Inside every cabinet and drawer, refrigerator with the crisper drawers pulled, oven, blinds, window tracks, baseboards, closet shelves. $310 2BR apt
$425 3BR house
Recurring clean Same crew each visit, 3BR/2BA up to about 1,800 sq ft. Weekly costs less per visit than biweekly, because a house cleaned every seven days takes less time. $145 weekly
$165 biweekly
First-visit deep clean Required before a recurring schedule starts. Baseboards, door frames, inside the oven and fridge, shower grout, ceiling fans, behind what moves. $285 to 1,800 sq ft
$360 to 2,600 sq ft
Post-construction Two passes. You vacuum, the drywall dust still in the air settles for two hours, you vacuum again. Bagged HEPA machines only on these jobs. $0.22 / sq ft
$340 minimum
Punch-list return Second visit after the builder's punch list closes — window tracks, grout haze, sticker residue, final floors. $180

There is no cart on this website and no way to pay online. Cleaning is quoted by phone or from photos, scheduled for a window, and invoiced after the work is finished — card over the phone, Zelle, or check for the management offices on monthly terms.

How a job runs

Four steps, first call to finished photos.

  1. 1

You call and describe the place

Square footage, how many bathrooms, pets, whether the oven has been used, and when it needs to be done. Rentals send photos of the rooms instead — it is faster and it is more accurate than a description.

  2. 2

    You get one flat number

Quoted before anyone is scheduled, and it holds. No hourly meter, no low starting rate with a condition charge added when the crew sees the kitchen.

  3. 3

We show up inside the window

Turnovers run between the ten o'clock checkout and the four o'clock check-in. Linens go to the laundromat on South Semoran, not the unit's own washer — a wash-and-dry cycle does not finish inside that window.

  4. 4

    Photos, then the invoice

The person who cleaned it photographs the finished rooms and sends them. Anything wrong gets re-cleaned within 24 hours at no charge. The invoice follows the job, never precedes it.

Who cleans

Our own crew, our own cars, our own equipment.

Four people, all on this company's payroll. Nobody is subcontracted and no job is handed off to another outfit for a slice of the price — if you hired FAIR CLEANING SERVICES LLC, the people in your kitchen work here. Two of them have been on the turnover route since 2019 and know which units have the fussy lockboxes.

We load at seven in the morning from the garage at 8126 Sun Vista Way and work a radius of about twenty-five minutes: Orlando proper, Conway, Belle Isle, Azalea Park, the Semoran corridor, Lake Nona and Hunter's Creek. Work outside that we turn down, because a route spread any wider stops paying for itself.

Where the name came from

Before there was an LLC, the steady work was overnight cleanup at the Central Florida Fairgrounds on West Colonial — restrooms, bleachers, and the concrete under the vendor tents, finished before the gates opened the next morning. We were the fair cleaners to everyone who hired us, and the name was already on the car magnets by the time the company was registered in 2015. It was never meant as a slogan about pricing, though it did turn into how we quote: the number you are given before we start is the number you are billed.

Registered in Florida since 2015

FAIR CLEANING SERVICES LLC, Florida Division of Corporations document L15000124191, active. The filing carries the same name, the same address and the same owner shown on this page, and it can be pulled up publicly on SunBiz by anyone who wants to check it.

What this site is not

  • Not a shop. The address ends in .shop because that ending was short and available when the domain was registered. There is nothing here to buy: no cart, no checkout, no online payment. Cleaning is booked by phone and paid after the job.
  • Not a booking platform. No leads are collected here and sold to other cleaners. The company that answers the phone is the company that cleans the house.
  • Not a franchise or an agency. One LLC, one crew, one county.
  • Not a storefront address. 8126 Sun Vista Way is a house — the owner's. This trade has no showroom; supplies are staged in the garage and the rest of the day happens at customers' properties.
  • Not licensed for restoration work. We do not do mold remediation, water damage restoration, biohazard cleanup, duct cleaning or pressure washing, and we will say so on the phone rather than take the job.

Reviews

Three customers, in their own words.

“I run four units near the airport and the turnover window is brutal. They started taking my linens off-site to the laundromat instead of running the units' washers, which is the only reason my four o'clock check-ins stopped being a coin flip. Two years now, one missed reset.”

Marisol D. — Conway, Orlando

“The quote was $425 for a three-bedroom move-out and the invoice was $425. I have been burned by the eighty-nine-dollar-and-up crowd more than once, so that mattered more to me than anything else. The oven came out clean, which is where most of them give up.”

Gregory P. — Lake Nona

“Same two women every other Thursday for three years. They know the house, they know the dog, and I do not have to explain anything anymore. When the guest bath grout got missed once they came back the next morning without an argument.”

Tanya R. — Azalea Park
